2.Protected characteristics

Campaigns must never target, exclude, or reference people based on race, color, religion, national origin, sex, gender identity, sexual orientation, marital status, familial status, disability, ancestry, source of income, military or veteran status, age, or any other characteristic protected under federal, California, or local law.

3.How we target instead

• Property attributes: property type, occupancy, condition signals, and public records status.
• Equity and financial position of the property, not of a person's protected characteristics.
• Length of ownership and tenure in the property.
• Geographic areas selected on a lawful, non-discriminatory basis.

4.Tenure-based campaigns

Campaigns such as Long-Tenure Downsize are anchored on how long a property has been owned and the equity position of that property. They do not reference age, retirement, or any protected characteristic, and copy that does is not permitted.

5.Copy and imagery standards

• No language that signals a preference for or against any group.
• Imagery that reflects a broad and inclusive audience.
• Equal Housing Opportunity identification where required.
• Accessibility features described accurately and without steering.

6.Review and enforcement

Sensitive campaigns are gated and require brokerage review and approval before running. We may suspend or remove any campaign that appears to violate fair housing rules.
